Why we built
MTR Analytics
Mid-term rentals are furnished stays of 30+ nights, and they're a category almost nobody builds for. The renters book differently and care about different things, but hosts are stuck using short-term or long-term tools that were never designed for monthly demand. That gap showed up firsthand: two years living it as a digital nomad, then a lot of conversations with landlords who couldn't confidently run the numbers on a monthly rental.
Our story
For two years the founder lived as a digital nomad, moving between furnished monthly rentals in 14 states. Renting on the demand side made clear how differently a 30+ night renter behaves from a weekend guest, and how the hosts renting those stays often had no reliable comps or market data for monthly stays.
The fix started with listening. Landlords kept describing the same headaches: which markets actually work for monthly rentals, what rent and occupancy to expect, and how to run the numbers on a deal before buying. It's a new and fast-growing space, and the short-term and long-term tools everyone reaches for aren't built for it.
So MTR Analytics was built around what they needed: real 30+ night marketplace comps, market intelligence grounded in Census and BLS data, the demand drivers that fill monthly rentals (hospitals, universities, employers) with real contacts, deal underwriting, and a listing optimizer (beta), all calibrated for monthly demand instead of nightly stays.
Today it analyzes more than 1.8 million rental listings across 25,000+ ZIP codes and 925 metro areas, with mid-term rental data for 30,000+ markets, helping investors and operators find demand, price with confidence, and make better calls in a category that's still being figured out.
