How MTR Analytics builds its mid-term rental market data
MTR Analytics publishes free market data for furnished monthly rentals across the United States: the average monthly rate (AMR), per-bedroom pricing, active listing counts, and Census and BLS context for every state, city, and ZIP code it tracks. This page explains where those numbers come from, what each one means, how often they change, and how to cite them.
Published October 6, 2026. Current data release: July 2026.
1. What the data covers
MTR Analytics analyzes more than 1.8 million rental listings across 25,000+ U.S. ZIP codes and 925 metro areas, and publishes mid-term rental data for 30,000+ markets: ZIP codes, cities, counties, metros, and states.
Free public market pages cover 16,108 ZIP codes with active furnished monthly listings, the cities those ZIP codes belong to, and all 50 states plus the District of Columbia. Each page shows a rent range and a listing range, plus U.S. Census demographics and county employment from the U.S. Bureau of Labor Statistics. Sign in to view the real market rent and listing count. 2. Definitions
- Mid-term rental (MTR). A furnished rental booked for about a month or longer. In our data that means listings that require a stay of roughly a month (28 nights or more) or have a recorded stay of that length. Most cities draw their short-term rental line at 30 nights, which is why our pages describe the category as 30+ night stays.
- Average monthly rate (AMR). The average asking monthly rent of active furnished monthly listings in a geography, averaged over up to the 12 most recent complete months. AMR is an asking rent, not booked revenue. Public pages show it as a rent range. Sign in to view the real market rent.
- Median monthly rent. The median asking rent across active listings in the latest month.
- Active listings. Furnished monthly listings tracked in the geography in the latest month, across all sources. Public pages show this as a listing range. Sign in to view the real listing count.
- AMR by bedroom. The same AMR calculated separately for studios and 1, 2, 3, and 4+ bedroom units.
3. Sources
- Rental listings. More than 1.8 million listings tracked across major U.S. rental marketplaces, with furnished monthly availability re-checked every 2 days.
- Demographics. U.S. Census Bureau American Community Survey 5-year estimates: population, households, median household income, median age, renter-occupied share, median home value, and median gross rent.
- Employment. County data from the U.S. Bureau of Labor Statistics: unemployment rate, labor force, and employment by industry.
4. Geography
- ZIP pages use Census ZIP Code Tabulation Areas (ZCTAs), so listings and demographics line up on the same boundary.
- City pages combine the ZIP codes mapped to that city's postal name, so a city page can extend past municipal limits.
- State pages list every city and ZIP code published in the state.
5. Updates and publication rules
- Furnished monthly availability is re-checked every 2 days and rolled up into a monthly release. Every market page shows the month of its latest data and refreshes within a day of a new release.
- A market is published only when at least one active furnished monthly listing is tracked there in the latest month. Markets that fall to zero stop being published.
- Markets with four or fewer tracked listings carry a small-sample warning; treat those figures as directional.
6. National benchmark: furnished vs long-term rent
Across 8,946 U.S. ZIP codes with at least five tracked furnished monthly listings (318,780 listings in total), the median ZIP's AMR in July 2026 ran 77% above its Census median gross rent. The middle half of those ZIPs ranged from 47% to 110% above, and the furnished rate exceeded long-term rent in about 98% of them. Across those ZIPs the median AMR was $2,342 and the median Census gross rent was $1,353.
Method: each ZIP's all-unit AMR divided by its ACS 5-year median gross rent, minus one, limited to ZIP codes with an ACS release from 2022 or later. Census gross rent covers every rental unit and lags current asking rents, so this is a gross rate premium before occupancy, furnishing, and utilities, not a profit margin.
7. Limitations
- AMR is an asking rent. What a unit earns also depends on occupancy and on the gaps between tenants.
- Census figures are 5-year averages and trail current rents and incomes.
- Coverage is limited to listings published on marketplaces. Corporate housing placed privately and direct bookings are not visible.
- Public pages show rents and supply. Occupancy, revenue, and comparable-level detail are available inside MTR Analytics.

9. FAQ

- How often is MTR Analytics market data updated?
- Furnished monthly availability is re-checked every 2 days and rolled up into a monthly release. Each market page shows the month of the latest published data and refreshes within a day of a new release.
