Demand you can point to on a map

Mid-term rental demand is not diffuse the way vacation demand is. A travel nurse books near a specific hospital; a relocating engineer books near a specific campus; an insurance-displacement family books near their own neighborhood. If you can't name the institutions generating 30+ night stays in a market, you're guessing about demand.

The Opportunities tab names them: hospitals, universities, major employers, government facilities, and construction or corporate projects, each mapped so you can judge whether a specific property sits inside the demand radius or outside it.

From demand map to booked calendar

Knowing the demand exists is half the job; reaching it before your competitors is the other half. Each driver surfaces public contact information for the people who place monthly tenants: hospital housing offices, travel-nurse staffing agencies, university housing coordinators, and corporate relocation contacts.

The MTR Opportunity Score rolls the whole picture into a 0–100 rank, so when you're comparing three markets, the depth and durability of monthly demand is a number, not a vibe.

Demand Drivers FAQ

What counts as a mid-term rental demand driver?

Any institution that generates 30+ night housing needs: hospitals (travel nurses and allied health), universities (visiting faculty, graduate cohorts), large employers and government facilities (contracts, relocations), and major projects (construction crews, corporate moves).

What is the MTR Opportunity Score?

A 0–100 score that ranks a market's furnished monthly demand potential from its demand-driver density, comp activity, and economics, useful for comparing markets on one axis before reading the detail.
